Family Level 3 and 25gs

Hi. What if I change my fam house? Lets say I have a 9gs house and I made my family level 3. It will make my house gs 9+25 or 25 instead of 9? Lets say I bought a new 25gs house and made it my family house, then what, it will be still 25gs or becomes 25gs+25gs? I couldn't find any clear info in anywhere that why I had to ask. Thanks for answer in advance.
